If you lease your home in The Villages of Woodland Springs, you must follow all Association leasing rules and register your property with the HOA.

Registration ensures compliance and uninterrupted amenity access for your tenants.

Leasing Rules Overview

• Entire Home Only – Homes must be leased in full. Room rentals or partial leases are not allowed.

• Single-Family Use Only – Leased homes must be used for single-family residential purposes only.

• Provide Rules to Tenants – By signing the lease addendum, the tenant confirms receipt of the CC&Rs and community rules in accordance with the governing policies of The Villages of Woodland Springs.

• Owner Responsibility – It is the Homeowners responsibility to ensure the registration process is fully complete and adhere to the guidelines set by the governing documents of the association.

• Management of Property – Homeowners remain responsible for their tenant’s behavior, property upkeep, compliance, and all assessments.

• Maintenance Supervision – Owners must ensure leased homes are maintained to community standards, including lawn care and exterior appearance.

• No “For Rent” or “For Lease” Signs – Only one approved sign may be displayed. Yard signs, vehicle signs, and window signs are not permitted without written Board approval.

• Amenity Access – Only homeowners residing in the home may use community amenities. Deed holders that do not reside at the leased property, relinquish their amenity access to the registered tenant in the home.

• No Surrogates – Tenants cannot act on behalf of the owner unless legally designated as a proxy or attorney-in-fact for HOA purposes.

When Registration is Required

Registration must be completed within 30 days of a lease start date and repeated for:

• Each lease renewal

• Month-to-month tenants

• Lease amendments

• New tenants

Please note: This process is required even if the tenant has not changed.

Steps for Registering Your Property

Step 1 – Request the Registration Link

Email vows.admin@fsresidential.com to request the secure DocuSign registration link.

The link can only be requested by the homeowner or their property manager. Tenants cannot request the link.

Step 2 – Complete the Forms

Enter homeowner information in the “Homeowner” section.

Enter tenant information in the “Lessee” section (name and valid email).

Submit the form. The tenant will automatically receive their portion via email.

Step 3 – Submit Required Documents via DocuSign

Signed Lease Addendum by tenant

Signed Lease Notice by owner

Step 4 - Submit Required Lease Registration Fee

$150 registration fee (check payable to Villages of Woodland Springs HOA, mailed to 12209 Timberland Blvd., Fort Worth, TX 76244, or request online payment instructions)

Step 5 – Confirmation

Once all documents, signatures, and payment are received, please confirm with the on-site team that the property is compliant.

Step 6 – Tenant Amenity Access

After compliance is confirmed, tenants may visit the on-site office (Monday–Friday, 9 AM–5 PM) to collect an amenity fob or pool pass if needed.

Fines and Enforcement
Failure to comply with these rules may result in fines or suspension of community privileges. The Board has full authority to enforce all leasing rules as outlined in the Fine and Enforcement Policy.
